are pike/delta chi/ sigma chi top houses?

Or are they mid tier houses? I personally think it's not wrong to call them top houses even though they aren't exactly KA...

Sigma Chi has a lot of success with what they do so I think they've gotten a lot of respect for that. PIKE and DX aren't bad but have some douchebags/awkward bros that weigh them down a bit.
