Inb4 the strange Sig ep/Sig chi guy who will claim they are practically the same frat looking for the same guys that “pull hard, rage hard, frat hard.”
The top 3 are all looking for just cool kids. Can hold conversations, know how to have a good time, are social with hot girls. Contrary to what is peddled on this site by the same person, Sig Ep and Sig Chi actually don’t cross bid that much. Sig Ep gets the foreign and CT prep school kids they want. Sig Chi and SAE usually cross bid the most, they rush the same kind of kids but the culture of the frats are different in some respects.
Pi Kapp takes what they can get, sometimes they steal a few from the top 3. It’s actually pretty tough to get a bid from Pi Kapp, their bid process is probably the most intensive. Talk to as many guys as possible if you want a bid there, they value that. ZBT actually got one of the best classes last spring, a lot of kids who didn’t even rush the top 3. It’s not too difficult to get a ZBT bid if you’re a normal kid, the hard part is pledging and realiizing whether you are rich enough to enjoy the benefits of being in that frat. Will be interesting to see what they do this year. Beta mostly competes with Phi Delt for rushes.
Lots of frats like to say different things on Greek rank but this is how it is.

As a girl who has dated guys in 2 of the "top 3" lol, how me and my friends see it.
I do think Sig Chi and Sig Ep have a loottt more in common than Sig Chi and SAE. The guys in Sig Ep/Chi hang out with each other a lot more and are friends much more often than other "top tier" combination.
Hardest bid % wise (rushees to bids) is probably SAE. All the guys in the rest of the "top tier" also rush SAE. SAE will blackball otherwise "cool" kids, aka dbags, for not being a leadership/character/GPA fit.
In some ways Sig Ep is also a "hardest bid" because there are just not that many guys overall who fit in with their Northeast and West Coast private school/country club bros or their slightly sketch but also kind of baller foreign aristocrat bros. Sig Ep will also drop guys girls think are "not hot enough."
Sigma Chi is definitely the biggest tent of the top 3. A lot of people still think Sig Chi is the traditional #1 chapter. Sig Chi's current Juniors include a bunch of SAE's that dropped to join Sig Chi. But the Sophomore class douche bros seemed to choose Sig Ep over Sig Chi.
