Looks pretty good. Only thing that's debatable is if Pike will be that high. Otherwise it's just the status quo

Precisely what will make pike’s pc good. Pike will get all the chill kids who are top tier worthy but skipped normal rush for pike or didn’t get bids from any of the top tier and the middle tier frats weren’t good enough for them.

The upper middle will be adversely impacted by the Pike resurgence. Chill kids who are still pretty cool but got balled by Sig Ep/Sig Chi/SAE/Pi Kapp might rather roll to new Pike than ZBT or Beta.
