After the top tier, what are the next best frats? Are there any between top and middle

Some people view Pi Kapp as borderline top on par with or better than SAE. You get a lot more variety in this level. There are kids in Pi Kapp dating some of the hottest girls at the school but it's not as uniform as Sig Ep and Sigma Chi. Other people like ZBT and Beta. Some like Sammy.

Consensus outside the top tier:
Pi Kapp
ZBT if you're from NYC, Beta if you really liked SAE

There’s a pretty substantial difference between the top (Sig Chi, Sig Ep, SAE) and the next tier, so to answer your question no there’s not really anything between top and middle. Pi Kapp ZBT and Beta are the closest.

Is ZBT really there? Their last party got murdered by Pi Kapp and they had two bad rushes in a row.

Outside top:
Pi Kapp > Beta
Then ZBT > Sammy

If you don't get into one of the top houses, go where you best fit among the middles. Seriously, as long as you're not in one of the bottom two, you'll still have a good time.
