pi kapp, phi delt, beta

Kind of curious what people's opinions are actually on these. I feel they're all considered to be bottom generally, but there's plenty of people who I've met that would individually place them higher so I'm just curious what people think

Pikapp: some nice guys for sure (good guys to be friends with and friendzone)
Phidelt: have a couple studs but overall pretty chill and party. Some of their guys are kinda rude and self rank a lot
Beta: some nice Betas but I don't really like them or want to party with them. Only chilled with them a few times for a reason.

They're all great. They all have their pros and cons just like the other top houses or any fraternity in generally. They just aren't as established.
