join a good fraternity not a 'growing' fraternity

If you want to have the best four years of your life, I urge you only consider joining an already established campus power house. It simply isn't worth the time to slave away and try to improve an inferior house, I guarantee that the crappy house you joined will not change much by the time you are a senior. Everything will be better for you if you stick to the top houses: parties, girls, your bros, and on-campus opportunities.
Below are the houses you should consider. The advantages and disadvantages of each are based on your personal preference.
In No particular order:
Sig Chi, Dsig, Pike, theta xi, zeta psi

I totally agree with ya on this. You have 4 years of college and then you're out. Spend that time having fun and growing as a person. You won't be remembered as some kind of frat pioneering alumni god when you come back to visit so there really isn't any point in that.

He Knows what he is talking about. Who are you trying to impress by joining a mediocre or poor house? Your parents, your coeds, your future bosses? Your parents won't care, girls won't take you seriously, and spending all of your time at Davis on 'improving a fraternity will look worse on a resume than spending your extra free time on career oriented pursuits. Time that you saved by joining a good fraternity with more organization, efficiency, quality, and opportunities for fun can be spent exploring and finding your special place on campus. I

Even if you pull off making your middle/lower tier house better, no one will remember the work
You did. Not the general public, not future brothers, no one. It isn't worth your time. If you are pledging one of these houses and are still in hell week, DROP THE HOUSE NOW. Fall Rush is around the corner and it's not too late to fix your mistake.
