Since we're on the topic, here's mid tier...
KA (Not top tier anymore, still good though. Definitely at the top of mid tier)
ZBT (Bout to fall heavily)
Theta Chi (Will fall a bit while house is being reconstructed)
TEP (Potential, but that's how it's always been really, not expecting much)
PIKE (Rose fast, maybe stalling a bit now)
KS (Never gonna be better than KA, not in any worries of falling though)
Pi Kapp (Wild card this year, have to see how their pledge class looks. Historically very good)
Top tier...
Sigma Chi / SAE
Sig Ep (Big year for them...)
Phi Delt / ATO (Both still kinda slipping)
Beta (Shockingly, still rising. Can't bring myself to put them above the likes of ATO/Phidelt though)
Not gonna bother going over the bottom tiers.

If you expect to come and re affiliate and have them compete with the top and upper miss right away, you're going to have a bad time. But if you think it's worth going through a rebuilding year and like what you see at rush for the future, go ahead if you like your fraternity that much. They could probably really use some help. I heard they have 30 now and are shooting for 40-50+ pledge class. Don't really know if they'll get that though and have the quality. I don't think anyone really knows about their sorority relations until they come out with them next fall, though socials and gamedays are already booked. Could possibly get a bunch of informal stuff going if they have good friends in the right places. Who knows.

Out of curiosity, where are you from? Every Pi Kapp chapter in Florida is great on the campus they're on, however, they tend to be very informal or some might say guidoish. That goes for Pi Kapp at Florida before they were suspended as well. Even if you're not, I'm sure they'll accept you with open arms (they'll need it).
