Some safe open ended questions to ask if coversation stalls:
What's your favorite part about your chapter?
What's your favorite event each year?
What are other things y'all are involved in on campus?
How did you know ____ was the chapter for you?
Be aware of you surroundings, if you see something interesting in the house, comment or ask about it.

What about AXO and AOPI? Where I'm from, "y'all" sounds like a stereotype.

Speak however you would normally speak when you are making polite conversation with someone you are meeting for the first time. Hopefully you would speak in a friendly natural way and not be dropping F bombs every other word.

You'd think everyone who rushes is an anti-social or socially anxious weirdo based on the questions asked on this site... Chill out and just talk. It's seriously not that big of a deal, people are dying and your wasting your time on here begging for "conversation tips"

If me saying y'all makes that sorority think I'm stupid or get mad at that it's informal then I don't want to be in that sorority lol y'all is a regular part of my vocabulary
