Theta is very hit or miss. Wouldn’t call them the nicest or most genuine people. Of course, there are exceptions , but overall cliquey and concerned about image just as much as A phi is

During recruitment I was suprised by how great of convos I had with DZ. I think the girls in this sorority are very genuine and it seems like they have a great sisterhood.

I would say lmu pi phi is not top house, but like it would not be pi phi if they were. Most of these girls barely even wanted to be in greek life and are super down to earth and are probably only in a sorority because they found a srat full of girls just as chill and laid back. Can't speak for newer PCS but recent senior classes are some of the most fun, cute, and friendly girls on campus.
