2016? changes already for next year? ksu row?

So everyone has marietta housing but lets be honest... Theyre NOTHING compared to the old Pine tree/west 22 parties DTD OX and KS were notorious for 2 or 3 years ago.

I hear there is a contingent of Alumni from some of the older top and upper mid fraternities looking into options for housing in Kennesaw... There have been rumors about this for years but apparently this most recent group is larger and more determined and also willing to work with the city on getting this done.

I have no idea what this group is planning but apparently someone says they may be looking into buying off pieces of Pinetree and seperating it from the neighborhood and refurbish the houses as multi purpose living units. Idk if this is all real or not as it came from anothee greek and longtime friend and not my contact in the group.. Thoughts?

That's good and all but by the time that happens we will all be long gone from this school and graduated, we get it done and the kids we rush gets the benefits. Sucks but that's how it is

Yeah, nothing like that is capable of happening in the near future. Fraternities will need to establish housing corporations run by an alumni advisory board, they'd need to get the ordinances passed within the city and have the authorization to override the strict Kennesaw housing laws (the reason why Kennesaw doesn't have greek housing yet) and on top of that remodeling houses into multi-purpose living units sounds easy on paper but the amount of work you have to put into a house for it to be able to support more people than the intended amount when the house was built is honestly more of a hassle than building an entirely new house. I think KSU is looking into the possibility of building their own greek houses, but we won't see those until long after graduation.

Yup. Youre right about the first part with the alumni boards and city planning and what not but by buying land and homes near KSU legally, repurposing the land and making additions as well as renovating homes into "multi family living" you sort of by pass the law. (Thats how haven and west 22 are aloud to build 20 ppl manors).

Plus its not like most people dont already know OX KS DX DTD and PKP have all had alumni buy nice houses in pinetree then rent them out to 5 to 7 guys in their fraternities each year anyways.

This essentially is all of those alumni groups collaborating to find the capital themselves rather than look at the school or nationals for money.

After speaking with my contact its confirmed that they already have the area of homes theyre interested in buying and are in talks with the home owners (most of whom hate how pinetree has turnes into a devalued party sanctuary and are looking to sell before their property loses more value).

They already have the capital to buy renovate and increase the size of 3 large homes. Their plans would be to grow from those 3 units into the rest of greek life unless of course KSU realises how much $$ theyre losing, buy them out, then continue on their own. Which is what they want anyways.

The group so far is looking to grow quietly and is mostly just composed of KS and PKP alumni for now. Theyre in talks with a sorority, wouldnt say which, to come into the larger of the 3 units.

These 3 units arent set in stone but are fairly close to closing. They wouldnt be able to fill full capacity until a year after the deal closes but theyre hoping to have something done by the end of summer.

Some details about these units: each will be different sizes depending on how much each group is willing or able to put up but are expecting to add 5000 to 5500 square feet of space to each frat house and 5500 to 6000 square feet of space to sorority houses (each house theyre looking into is in the 3000 to 3500 sq ft range as is). Each house will be 3 to 4 stories with 4 to 5 bedrooms on each level in designated living spaces. Each living space is seperated from the house (Only way the city will allow it). Bedrooms will be between 225-300 sq ft with communal washers and dryers shared bathrooms and a kitchen for each living area.

Frat house: 8000 to 9000 sq ft. 12-16 ppl each. 3400 to 4800 sq ft of living space. Multiple room options (chapter room, small gym, ball room, entertainment area, etc.)

sorority house: 8500 to 9500 sq ft. 14-18 ppl each. 3650 to 5400 sq ft of living space. Multiple room options for the rest of the house like above.

The downside is there wouldnt be any room for a good front or back yard unless they want to pony up even more cash to buy more land for it all since most of what would be used for yards will be used for parking and what not (2.5 spaces for every room in the house), which is honestly the only HUGE obstacle theyre really worried about now.

All of this seems super ambitious (which it is) but this is a group that has been working together since 2009 to get something done.

This groups first failure for hosuing was in 2011, when the group was at its strongest with PKP OX KS DX and DTD all backing the group, after KSU announced plans to have greek housing open by fall 2013 (with the financial backing of this group and their connections) but pretty much immediately after it was announced the city shut it down saying theyd never allow it. Then KS and DX were both suspended for hazing the same semester and DTD backed out since west 22 began building manors and felt a greek row was unnecessary. This was the only push for a major on campus greek row.

Next in 2013 KS and DX returned from suspension but only KS would return to the group. This was where the current plan began to form with PKP KS and OX alumni beggining talks with several homes in pinetree looking to sell (OX and PKP were about 80% of the financial backing since KS was worried about returning) but then OX was suspended for hazing and the group lost close to 50% of its backing capital. It was then that the OX alumni gave up on the idea and still havent returned. The plan fell through when KS alumni refused to put up what was left out by OX leaving since their network wasnt nearly as wealthy or established yet since theyd been a fraternity for about 7 years (2 of which was suspended)

Wow......... So its not a KSU thing its just KS and PKP getting houses?

Also the sorority youre talking about is AOll.

Pretty sure the group said that if they have their way KS and PKP will be the only non sororities to recieve housing options like this unless the fraternities are willing to make deals and pony up$$

Been here for 4 going on 5 years and if this is the same group thats been yanking us around the entire time ive been here i wouldnt hold my breath.

At least this time theyre being smart about this and not telling everyone and their mothers or handing out fliers. LoL they fell off the map right after they failed that time haha

Why even post this? No deal has gone through yet, its pointless to speculate and spew facts like this.

If it happens ill be happy for those groups but if it doesnt then itll just be back to the drawing board at this point.

Those geeds would never throw down enough cash for something big like this... Its definitely pike and KS getting houses.

Also its not for sure AOll.. Theres DPhiE and PM trying to work something out for the larger unit too.

I hear OX and KA are trying to come into contact with this group to get in on it. If that happens then greek life will be lit.
