Their freshmen are decent but the rest of the house is going downhill. Not fun to party with anymore.

very rude girls, they hate on each other so much. I've heard girls calling others lesbians and meaning it. A bunch of trust fund babies who only care about you if you have money. Also getting larger as they get older.

These guy's have a nice house and a solid group of guys, but the obvious and massive quantity of self-ranks is pretty discerning. I have always felt that they have had solid upperclassmen leadership, but the younger guys have this aroma of tryhardness that is pretty evident. Overall, they are at the top of the Upper Middle Tier Fraternities and could easily overtake Phi Psi as more of the smart and preppy top tier house but in the end the House doesn't make the Fraternity.
