is theta top tier or not?

Kind of confused by the different rankings and wanted to know if Theta is considered top tier generally

What I think is that Theta are top tier they do things with the best frats but because 1/2 the house is extreme partiers and 1/2 are extreme studiers make them diverse so you don't see a lot of them around (except maybe the library). It will continue to be that way because the partiers recruit their type and the smarties get in because of their grades.

Sort of. They are probably the worst of the top. Not many frats like doing things with them because a lot of them don't party/won't show up to social events
