Girls love Theta during recruitment but then after a few TGs Theta disappears. You'll only see a few girls out after and I have never hear a frat describe Theta as "fun". I agree with posters below... Theta might be top tier but literally no one knows why.

Kappa Alpha Theta - ΚΑΘ Sorority at Ohio State University - OSU 1.4 I heard that they check your parents' credit as you go through rush...better hope you have a lot of money to join this house or Kappa. Oh wait - Kappa can't rush this year because they are being kicked off campus. So that's two to cross off your list.
