So it appears to be mainly accepted that the top houses are DG or Phi and Phi Psi, but what is it that makes these houses the clear favorites? What separates them from Upper Middle Tier houses?

These houses aren't undisputed top, its all about opinion. They aren't the top house according to everyone. I think there are 3 top houses for each. Aphi, DG and Chi O. And Phi Psi, Beta, and SAE. The one you consider top out of those is your own preferences.

No one thinks of chi o as top anymore, except for maybe chi o.

Just because Chi O lost some members last year does not automatically drop them down. Their girls are still fine and fun to party with, and their last couple PC's are hot af. Girls may not think they're a top house but most of my friends in other fraternities love them.

The reason why Alpha Phi, DG, or Chi O are considered the top houses is because they are mostly filled with pretty/outgoing girls who like to have fun and are more selective with who they recruit.

The same goes for fraternities like Phi Psi, SAE and Beta. Most of them are attractive guys who are outgoing, like to have fun and party the hardest. These houses bid specific types of guys, whereas middle and bottom houses are more diverse and more of a mixed bag as far as the type of guys who are in their house.

honestly phis new pledge class has been slipping a little so they've gone a little down hill... but they are still a top house. boys thats pretty accurate but it depends on your own opinion.
