honestly nothing, they're really nice girls and very involved. Haven't really met any that I disliked. Quirky and fun. Grades haven't been on point for GPhi and theta is still pretty new, so that's about it rn.

Gamma Phi has had bad grades the past couple of terms and the majority of their house isn't good looking. Theres a select group of girls in gphi (and i think we all know who im talking about) that are actually good looking. Other than that, i'll see them out and parties and gphi is super involved.
Theta is in a similar place as gphi, but they try super hard to be a better house. They've always been involved with decent grades, but they lack in looks (again theres a select few).

So how are they any different than axo, tri delt, and kd?

"Bad grades the past couple of terms and the majority of their house isn't good looking"

That does not describe kd/axo/ddd even remotely

Theta is below Tri Delt, AXO, and KD because they are newer, have less attractive houses, are less desirable during recruitment, and are less popular among frats. Girls who pref at Theta and any of these other houses will most likely not choose theta. So they get lower girls on the PNM totum pole.
