Honest difference between alpha phi and theta, in my experience they seem pretty similar.

Think of it as the difference between new money and old money, as theta has been riding at the top (and trying to cling to it) for awhile, while alpha phi just recently moved into the top tier. Pros and cons to either side but most girls have both houses in their pref.
