top frats, why?

New here but Im trying to figure out what makes the "top tier" frats top tier. Is it just self promotion or are there actual reasons? Dumb question I know but curious.

Sig Pi, Theta Chi, and Phi Tau are the presumed #1's it looks like on here. As a member of a middle tier fraternity, the differences between them and a middle fraternity is who they hang out with, who they pull, they can get more people to their parties just because of their rep, and the biggest difference is they can hand select who they want. I never checked out any of the top 3 but it's obvious how big of a role they play on campus.

No such thing as a dumb question. Heads up, if it's not self promotion, then it is promotion from a sorority chick with a vested interest (who's actually trying to promote herself) . So nothing here is legit ....
