What would the dues be at an off campus fraternity like SAE or Phi Tau?

And if I join an off campus fraternity, do I really have to live on campus sophomore year? Are there any other downsides to joining an off campus fraternity?

Yeah I mean only downside is off campus are becoming absolute garbage. More so every single year they're off.
