Top: ATO has worst social life of the 3 but a good house, good guys and sorority relations. KS has the best house and social life of top, worst sorority relations of top 3. SN has no house and their social lives depend on other frats letting them party, they have kappa and really no one else but who needs other girls. They pay to party.
Low top: PhiDelt has OK guys and sorority relations but an amazing house and social life. KA has some great guys but some.. Idk if they should be greek. No house but have money to pay others to party, good relations. AGR has an amazing house and a great social life, but they never get enough guys during rush and are still building solid sorority relations.
MiD: Pike is the only off campus fraternity to still have the school and nationals support them. LXA is good but still struggling to take the next step. Beta is the northern version of KA, KA blanket bids anyone from SC and BTP blanket bids anyone from the north, thay being said BTP is still the best of the tier. SX is struggling for sure but still decent. DX is struggling as well but still good quality guys. A-Sig blanket bids and are decent socially. PSK took in some sig ep guys who were frat stars so idk if id say that helps, PKT may not still be in trouble idk but they were OK before being kicked off. The mighty Pi should be a tier lower.
Bottom: this entire row are new. The rest are.... Ok.

Pretty sure "ok guys and sorority relations" means they have OK relations and guys..

no sorority relations, they get used by other fraternities for their nice-ass house (which is the best house by far, save maybe Kappa Swag). AGR is middle.

Switch lambda and sigma chi. Yes sigma chi is off campus but face it they still have a solid following of zetas and they're still having solid parties at the big house with good fraternities. Lambda is filled with a bunch of creeps with dz and sigma kappa groupies and no good fraternities go out to 6 mile
