why pike/delt top tier?

can someone please explain why pike/delt is so popular. i never see their parties advertised and its impossible to get in when they are

They have the best groups of guys and their parties are exclusive but fun. Best sorority relations

Delt is gone as of this semester and won’t be the same. They’re suspended by nationals and bu for two years and can’t have any parties at their house this past semester or next so who knows how they’ll fair without a spring pc or any parties
