This is just based off housing, people, events, last pledge class. As fraternities start hitting 2nd/ especially 3rd tier you get an increase of weird kids but some sneak in to the top tier too
Adphi - Compound, great parties/mixers, etc.
Snu - Was great. Is great. When they get off probation they'll be fine.
Dsig - a little different than the others but still great relationships with sororities and great parties. Less typical brotherhood hurts
KA - no house hurts, but still good fraternity with great southern appeal
Pike - closer than people realize to being top tier. Good parties and mix with same crowd as top tier. Random mix.
Pikeapp- Pike but less social. Last pledge class was better than Pikes tho but they're still a little under. Random mix as well.
ATO - Good group of guys. They throw decent parties and have okay mixers but brotherhood seems strong
Sigep - not sure to put them here of in next tier but I'll throw them here based more off potential. They had a great pc last year and if it continues they can easily pass ATO. They absolutely need better sorority mixers tho.
KSig - Was great before they got kicked off campus. They're having a resurgence now though. Recent pledge class was good but they have some work to do. Maybe overrating them
DTD - Just a decent fraternity. A few cool guys sprinkled in and they have a decent social schedule. Is firmly entrenched here

This post is stupid. Some obvious mistakes:
ADPhi did not have "great mixers" before suspension. Of the top 4 they were the least close with key 3 and their only good events were big parties
KA has useable houses, they just couldn't throw a giant darty at it the first week of school
PiKapp is way more "social" and friendly than Pike
Brotherhood at ATO is a joke, none of them get along
Ksig is not "overrated" there at all, they'd be above sigep if they were on campus

KA has no houses currently for use this semester. You don't know what you're talking about.

Pike is NOT top, especially taking into account their sophomore class which is very mediocre.
