Heritage grove dead forever?

I know pike and phi delt own their houses in HG, but is there any chance for another frat to move back there? Who owns the rest?

HG was bought by a company out of New York. Pike and Phi Delt have long term ground leases. Pike, ATO, LXA, Phi Delt and Sig Ep had all the big parcels. ATO and Sig Ep got suspended before they could build. LXA had a tragic death and sold their house to HG. Phi Delt got suspended and leased their house to Delta Chi.

Long leases, but none of those fraternities fully own the houses and that’s why it failed. Privately owned land and the ones mentioned had to invest to build their houses, but don’t own the land it’s on is odd. Failed as a ‘fraternity row’ for this reason and for being off campus. Ato had been looking to buy land near campus prior to being kicked off. And that’s why sig ep and sigma chi didn’t return and go out to HG.

Here is the back story. Five big fraternities were given long term land leases with options to extend. They were Pike, ATO, Lambda Chi, Phi Delt and Sig Ep. ATO and Sig Ep got kicked off before they could build. Pike, Lambda Chi and Phi Delt all contracted with Mad Dog Construction and built high quality houses, which the alumni own. Leon County Housing Authority, which owned HG at the time, contracted with an out of state firm to build a dozen more 'club house' facilities with large apartments behind each house. Many fraternities took advantage. Phi Kappa Tau might have been the most successful. Theta Chi was there, but that was before they became a top fraternity.

It was a great opportunity for smaller fraternities like TKE, Phi Psi, Alpha Delt and others. But the construction was shoddy and fraternities in the 'club houses' were unhappy. One by one they moved away. HG was sold, and is now prospering, after massive repairs to the club apartments.
If ATO or Sigma Chi wanted to build on one of the vacant lots, they could probably make a good deal. FSUPD no longer has a substation there, and there are worlds of free parking. Pike, Lambda Chi and Phi Delt were VERY happy. Phi Delt is already back. LXA is supposed to be back in the spring, and ATO later in 2025 or 2026.

Phi Delts are back this Semester Fall '24 and ATO is scheduled for either Fall '25 or Spring '26. Lambda was not approved as of yet so no word on their return.

In my opinion lambda chi alpha should reestablish a chapter whether they have approval or not. It’s been 13 years! No one else has been punished that harsh.

FYI....It doesn't matter what you think, the scares still run deep regarding the innocent that happen with Lambda and the same goes for PiKapps. The administration and Greek Life has not forgotten.

It’s not that FSU doesn’t want them back, the alumni and nationals have to appeal and go through the process to receive FSU admin approval to return. Lambda Chi could do so at any time. Pi Kapp was removed for 7 years and can return in ‘26.
Lamda Chi doesn’t have a house to return to and prob should have kept theirs and rented it out. Heritage Grove could work if they rebuild, PhiTau, PhiSig and others return there. PiKapp still owns their house on College Ave. I still think it’s an issue for most fraternity alumni base/HQ that you’re paying for a house that sits on someone else’s land. It’s why when Sigep came back, they didn’t move out there.

The club houses and the private fraternity houses all get along well. No problems.
