You argument does not negate the fact that ATO and Pi Kapp are still bottom feeders. In this day and age, they will not have an easy time getting back to the top considering PIKE's alumni and house and Delt's dominating presence around campus.

Hah, are you kidding?

I agree with you that it will be hard for ATO, Pi Kapp and SAE to get back to where they once were, but lets be serious, its not impossible.

PIKEs alumni don't come close to the support that ATO and SAE have in Tallahassee alone.

As for their house, what happens when the leasing company folds (they already defaulted on Southgate this year)?

I am not sure if that is true. I am fairly certain each house in hg has a lease for the land. Similar to a lot of other schools where fraternities/sororities get really cheap and long leases.

I think you're right. They may have like a 99 year lease or something along those lines. Not sure if the contract would void if the leasing company folds...

Nobody owns the land they are on in HG. The "holding company" absorbed those costs to attract chapters over there rather then having them buy their own land and develop it.

The five "equity" houses (3 have been built) have leases that will allow them to remain there for nearly 100 years. The remaining 8 "non-equity" houses have the option to purchase their physical houses when certain conditions are met. It may not be the perfect ideal, but it's not bad.

considering there is no where else to build and property close to old row on even FSU is way overpriced, it's the best option for any fraternity looking for a house. Sad part is they're gonna pay twice what you paid for yours to demolish and build in HG on a lot half your size...

I just assumed that a fraternity with a non-equity house in HG would keep the dorm building and build around and over the existing club house, not demolishing anything. I figured they'd build a larger 'front' house in the same gothic style as the dorm building, with the two connected. That could be a very nice house. For the next year or so, construction costs will stay very low. It's a good bargain for someone.

Tiers are a nonexistent classification system people use to rank greek organizations. Because they are nonexistent, they are made up by whoever speaks of them, and you should not take them seriously. Go to houses, find where you fit, and don't pass judgement on any house, especially from someone who speaks of Tiers. It is false.
