Zeta Beta Tau is new and very aggressive. Their goal is to be big and good.
Both Pi Kappa Phi and ATO are good; very solid fraternities.
As far as the reputations of the different fraternities, don't go by that. Visit all the houses and see who you like.

To LKS. My review:
Sigma Chi, Sigma Nu, KA and Kappa Sigma are traditionally 'southern' fraternities. Of those, Sigma Chi is the only one in the same league with Pike, Delt and Phi Sig. Phi Delt is good, even after a membership 'cleansing' last year. Great house; good fraternity on a par with KA.

Are all the Southern fraternities?

"Southern" just refers to a style of dress and a culture, but not all "southerns" are the same. Sigma Chi is preppy; KA is more country. "Southern" doesn't necessarily mean all-white either. Only Sigma Chi and KA are all white.
Of the top four major fraternities at FSU, only Sigma Chi is "southern". Pike and Delt are a combination of "southern" and "south Florida", and Phi Sig is almost eclusively south Florida.

How does Kappa Sig compare to KA and Sigma Nu?

OK: KA, Kappa Sig, Sigma Nu.
All three fraternities have a similar style and look. Of the three, KA is the most prestigeous and highest ranking. Sigma Nu is solidly, almost exactly in in the middle among all FSU fraternities. Kappa Sigma ranks a little higher than Sigma Nu but below KA. They all have good guys - they're all good fraternities - but none of the three rank as high as the Big Four at the top of the system.
