There are several top tier frats that have been kicked off in the last 10 years with history and solid alum
in various stages of comebacks (lxa, ato, sig ep, pi kap, sae)

That's really an accurate response about tiers at FSU. Phi Delt is probably too high, and you missed Theta Chi. They're low key but good. Your list is pretty much on target thouigh.
