Can someone tell about each of these fraternities? Who has the best parties and down to earth guys? What's the general vibe?

Most down to earth guys? Theta Chi
Best parties? ATO and KA
All around good fraternity? Pi Kapp

Tier wise, ATO is the best out of all of them. Mix of jax and soflo kids. Theta Chi is also good. KA is more southern and pi kapp is more soflo.

ATO and Theta Chi def have the best parties. ATO's Valhalla is always a great time and Theta Chi'a desperado is one of the biggest party in the school.
