Are we seriously having this argument again?
Yes, Phi Delt is in top tier. No they are not competing with Pike. No one said they were. But when you put Phi Tau and irrelevant national fraternities above them it makes no sense.
Sure having a mansion doesn't determine how successful you are but it doesn't limit Phi Delt to anything. Phi Delt is top when it comes to southern schools. They are Old Row at Alabama, anyone who says they aren't top at FSU is out of their mind.
Any fraternity who discounts Phi Delt is probably just jealous because of how many wealthy donors and alumni they have. This is coming from a girl in a top sorority here. Get educated with the greek system before you make stupid comments.

I have nothing against Phi Delt at all. I recognize that they are very good at FSU. But this business I'm hearing about Phi Delt being the top fraternity in southern schools is just wrong. Phi Delt is nothing special at Alabama, average at Georgia, terrible at LSU, awful at Tennessee, and no chapter at South Carolina. Those are the schools my high school friends go to.

Best Phi Delt chapters in the south are FSU, Ole Miss, Texas Tech, Arkansas, SMU, UF. Very impressive list.
But here are others that don't help Phi Delts claim to be tops in the south.
Alabama: The term 'Old Row' may mean something from 150 years but it's not relevant today. Phi Delt is not bad but nothing special at Alabama.
Georgia: Nothing special
LSU: bad
Tennessee: bad
South Carolina: No chapter
Auburn: No chapter
Kentucky: No chapter
Phi Delta's best chapters are as good as anyone's. But its hard to make the case that they're the top fraternity in the south.

No one ever said they were the top, they said they were top. There's a huge difference.
Top frats in the south are SAE/Sig/Fiji/Pike/KA/Phi Delt

I wouldn't have put FIJI on that list if they weren't so dominant in Texas. They are #1 at UT which is a big deal.
FIJI and Phi Delt basically battle it out at every other Texas school.
Surprisingly ATO and PiKapp are on the rise in the south but it will take them awhile to become accustomed with older more established groups like the 6 listed.

To "All": I would NEVER trust rankings found on Greek Rank. They are too political and self-serving. I went to a huge school in Atlanta and I get my information from classmates who go to those schools.
To "Yeah": I forgot about Phi Delt at Vanderbilt. You're right they're good.

I actually don't like Phi Delt here, i'll be a little honest. I haven't had the most pleasant experiences. But I saw this post and had to step in because my best friend from HS goes to Ole Miss and Phi Delt is either #1 or #2 there and Ole Miss is arguably the best greek system in the nation.
Top Tier at Ole Miss, Miss State
Top Tier at Arkansas
Top Tier at TTU, SMU, TCU and Baylor.
Top Tier at Alabama (Old Row)
They 'had' a Top Tier chapter at Mizzou till it restructured
Yes, they are terrible at LSU, Tennessee and Georgia. You have three schools.
