More like theta/sdt is disputed now. Thetas pledge class sucked/they almost got kicked off/ their president backed down after their scandal... and SDT is really fun/doesn't have sticks up their butts.

DG and Theta definitely fluctuate - people prefer one over the other, even think of them differently, depending on who you ask and who they know in each chapter. They're different vibes and have different draws.

I probably wouldn't put AXO last, they got some of the nicest and funniest girls in their PC this year.

SDT is obviously always solid, you could also argue they're a top house - again, it depends on who you ask.

DG will ALWAYS be top house. Especially after "Theta-Gate" and Theta's not so stellar PC. Theta can't even have a formal this year...
