I've seen a lot of frats rise, fall, shine, and outright die throughout my time at ASU, and I've managed to keep a good pulse on the "who's who" within the greek community. The following is an adderall fueled list of the fraternities that have the most potential entering this upcoming year. For sake of convenience, I won't include the off campus houses because they only fit in a few categories.
Potential Top House
Lambda: excellent academics, high quality of membership, consistently throwing parties. If they manage to keep their parties fun, get rid of the "social club" stigma, and stay as involved as they are, top house could easily be attained
FIJI: dropped their "rapey" vibe, only frat with a real house, great recent pledge classes. If they stay out of trouble, use the house to their social advantage, and recruit a top 2 PC, they could take the crown as well.
Kappa Sig: like FIJI, kappa sig has only improved the last few years, mainly due to good recruiting, better parties, sports, and academics. Cottages hurt them socially last year, but if they turn it around next year and keep making improvements, they could take top spot too.
Sig Ep: Former top house, has kept good quality of membership, but it is apparent that they have been slipping. Parties are still fun, still are good academically, athletically, and respected socially. If they stay out of trouble, they will likely stay top.

Rising Stars
Delta Sig: girls like them, they have been recruiting better PCs as time goes on, but still seem to be a fraternity of "nice/friend guys." Potential is undeniable though, as they are very well known at this point.
Delta Chi: have a plex (not sure if they are keeping it), and pulled two good PCs this last year. Used to be the smaller version of Pike, but have a good group of guys and mingle a lot with DG. Regardless if you respect DG as a sorority, based on FIJIs history of having close ties with KKG, having a tight sorority relation can only improve your house in the long run.
STG: another nice guy, sort of quasi-alternative fraternity (i.e. manbuns, strange music tastes, peculiar brotherhood), but have great academics and are building momentum from the ground up. Its crucial they find better sorority relations or they will slowly burn up and be cast aside like many other fraternities.

Potential to Fade
Pike: still haven't dropped their "blanket bid" culture. Nothing about Pike is entirely unique from other fraternities, and they seem to be a bit more try-hardy than other houses. Pike is the house you join when the only thing you want in a fraternity is to be able to say you're in a fraternity.
DTD: wet blankets. While they are improving in sports, nothing else about DTD has any draw to it. Very similar to Delta Chi at USC, or Theta Chi at U of A. Sports and fraternities go hand in hand, but they have to step it up in recruitment and the social scene to break into the next level.
KA: Lost their plex, which as we learned from Alpha Sig, cannot be the aspect of your fraternity that you rely on most in this Era of Greek Life. Nice guys, and I'd paint them as most likely to stay somewhat relevant of this group, but we need to see how they handle this next semester first.

I have gf's at USC and Cal Poly in Calif and they both say LXA are the top houses there. I think they are very strong nationally.

lambda chi is not the top house at USC, nor are they a strong house nationally. They have a handful of solid chapters across the country, USC and ASU included. Solid chapters, but not top by any means at either.

I am not a LXA but a member of another fraternity. I completed my undergrad at USC and now I am in grad school at ASU. LXA is one of 3 "top tier" houses along with SX and Phi Psi and I think the consensus is they are the most exclusive of those 3.
