why is zete above sig nu and dtd?

i was just wondering if someone could clarify this, to me it seems that just in terms of looks sig nu is well above zete and dtd is probably slightly above zete, yet eveyone i asked says that zete is above both of these houses, is it just because they have a good relationship with top sororitys? there house is kind of in the middle of nowhere and i really just have no idea why they are above sig nu?

It's because they have good relations with all of the top houses and only party with the top houses

Sig Nu is a solid house but have definitely declined after being on sopro all of 2016, dtd is notorious for being the creepiest house by girls

DTD is super creepy. I have had multiple bad experiences as have my friends. Snu is lowkey boring to me now and Zete is fun when they aren't being douchebags
