I agree theta has moved down. Not that they aren't still an amazing house, but after their hazing issues in 08 they have been on the rocks. They managed to catch some really good girls during recruitment but most of their 2011 pledge class was made up of a random bunch of mediocre girls that a lot of the other top houses cut during the week. Just decide for yourself.
