Switch out farmhouse and Phi Delt and you got it spot on. Thats how I see it at least.

Phi Tau boys are awesome! They may be a smaller Fraternity but they aren't VERY BOTTOM!!

Delt has been a bottom house for awhile now, we've all hated on them for it. But their new pledge class seems to be very driven to bring that chapter up. I think we all need to keep an eye on them for higher ranking this fall.
