the way tiers are now, with explanations, part 1

Unbiased explanation of what tiers are NOW instead of when you were a freshman or whatever the hell people here make their opinions on.
1. Sig Ep = Sig Nu > KA (The days of Sig Ep > Sig Nu being posted on greekrank as if it's truth are over, they are at least equal status if not Sig Nu straight up being a better fraternity given the problems Sig Ep has. No pledging, weak brotherhood, etc etc. Both over KA because they have equal social status but are better rounded frats)
2. SAE > Kap Sig > Sig Pi (Leaving the usual order here but SAE is not what they used to be and Kap Sig is trending down. Everyone's opinion of them is negative. Sig Pi has their own problems but I won't be surprised to see this order flip soon with Sig Pi passing Kap Sig and maybe being even with SAE)
3. FIJI > Pi Kapp > Phi Psi > Theta Chi > DTD (Most rankings can't seem to decide on an order for these 5 but here it is. Not much movement on FIJI's part. Pi Kapp jumped quickly over a year or two but they don't have it in them yet to crack some of the guys above them. Similar deal for Phi Psi. Theta Chi is the most "average", middle frat at UD. DTD is similar but Theta Chi's dudes are overall better and don't try as hard.)
4. Lambda = KDR (Slightly different from normal order, it just seems the campus view and status of KDR has trended way down since the dage thing while the view of Lambda has gotten a bit better in the same time. I say equal but soon it could be Lambda over KDR)

5. Alpha Sig > DKE > ZBT (Alpha Sig seems to be building a decent reputation and with some work could break out of this tier. Giving DKE the edge over ZBT because at least they have the fresh name and brand. ZBT at Delaware will never break out of being "ZBT".
6. SPD = AGR > AEPi (Ranking AEPi last because they're new and totally irrelevant but will eventually grow better than the other two given their limited nature (basically being half special interest frats) which keep them constantly small.
Sororities:
1. AXiD = Sigma Kappa (As much as people refuse to admit it because it upsets their idea of tiers 3 years ago, AXiD is equal quality to SK).
2. Alpha Phi = Chi O (Alpha Phi seems to have fell kind of hard where they are no longer in the same vein as SK/AXiD and Chi O has a chance to take that opportunity to completely occupy their spot.)
3. Gamma Phi = ASA (Gamma Phi did their best to social climb over a few years but has basically peaked. There is no opening for them to climb any higher. On the other hand, ASA took a better pledge class and has the chance to pass GPhiB.
4. Phi Sig > ADPi (Phi Sig is better than ADPi but not good enough to stand on the same tier as GPhi/ASA. However, it is taking better pledge classes than ADPi).
5. AEPhi > Theta > DG (AEPhi down here because it is better than Theta - but not by much. 1-2 good Theta recruitment years could change things. Won't bother explaining DG)
Pi Phi is a wildcard that may/may not shake up the middle/lower tiers.

I accept that disagreement, it's possible I may have called APhi's fall too soon. I believe my fraternity rankings are dead on though.

Cont. of off that, I disagree with SK not being top, I think axid hides too many weird girls in the back. SK is most well rounded and hottest, alpha phi got a sick pledge class and I don't think it's safe to put them below SK and AZD.
