"top tier"

Yea that's kind of exactly what makes a sorority/ fraternity top tier. Good sororities won't want to mix with bad fraternities and vice versa

Look up "system justification theory." Some people don't like to challenge the status quo

They are too based on looks. In life better looking people win. It's a reality you should learn to deal with now

Because honestly Alpha Phi and KA are the two oldest houses on campus so they've had years and years to cultivate an image as "top house" because for a while they were the only houses. They started at the top and have always held on to that reputation and no one is gonna really challenge that. So while no one really has that positive of an attitude about either of them, they're gonna continue to be "top" (whatever the hell that means) because they always have been.

Honestly, the "tier" thing is ridiculous. It only reinforces that Greek life lacks value. Many Greek people socialize beyond their fraternity /sorority. People naturally group in life but to limit yourself only to that group feeds an insecurity. Stop tiering groups. People who are musical/wealthy/charitable/ athletic/ pretty aren't good or bad or a certain tier. They are just people.

The reason the social structure at UD never changes is because they got rid of courting. Organizations used to have an opportunity to move up or down based on who they courted for homecoming, now the only way to move up is if another organization falls off hard and someone takes their place. The end of courting (because it created rivalries between Greek orgs) froze the social structure at UD.

each class has different perceptions of who is top-bottom, granted, they are taught who is where which keeps things pretty steady, but in reality, people form relationships before Greek life and then they get into their chapter, but still have those existing relationships which can be valuable when creating social in the future. For example, To upperclassman, SAE is top tier and Kap Sig is just okay, however, to freshman SAE is just okay and Kap Sig is top tier. Things change make yourself aware

If you are not in Greek life yet and you are trying to figure out what all the "reputations" are, stop looking on this website. The majority of the people who post on here aren't in greek life and have no desire to be in it. They don't know what they are talking about. Their Make your own assumptions about sororities and fraternities. Everyone is different. Join the sorority or fraternity that you connect with the most and could see yourself fitting into the best. I know that sounds stupid now, but trust me it's the best and only way to go through rushing.
