where fraternities stand right now (in my opinion)

First off, no fraternities are bad on this campus. Apparently they have fraternities that play dungeons and dragons on the weekends at Maryland, so UD Greek Life is doing pretty well.
Fraternities in order:
Top:
Sig Ep, Sig Nu, KA, SAE
Why?
Sig Ep, is the most well known and well liked fraternity on campus, I think they're good dudes, other people would say they're soft, doesn't matter all that much in the end. Sig Nu is a close second, they own the lax bro prep boy vibe. Overall these four clearly have the name recognition and vibe of top level fraternities. KA and SAE might not be what they used to be, but they're still top level.
Top-Mid:
Kap Sig, Sig Pi, Machi, Fiji
Why?
Kap Sig has a top level feel, but they're barely active around campus, their social scene is less consistent than the top four and they rub some people the wrong way. Sig Pi isn't very well known but they're cool guys and have events with top level organization. Machi is still making it happen, it looks like they're starting to fall off a bit, but the brothers are still cool as hell and they still mix with top level organizations. Fiji is kind of in a weird flux between top and middle tier, but they're very active around campus and their social scene is consistently pretty good.

Mid:
Pi Kapp, Theta Chi, Phi Psi, Apes
Why?
Pi Kapp probably has the best house on campus at Annabelle. They've been getting progressively better, however, they just aren't that well known or regularly talked about. I think Theta Chi is a better, more well rounded fraternity than Phi Psi, but Phi Psi has cooler, more social guys in my opinion. Both are doing very well. Apes has rebranded themselves well and look like they'll be here a while, but it's hard to put them over those other three.
Mid-Lower:
Lambda Chi, Alpha Sig, DTD, KDR
Why?
Lambda's younger guys are more social than their older guys and seem to be taking them in the right direction. Their chapter house is also a big plus. Alpha Sig has improved socially since their founding and are pretty involved around campus. DTD definitely throws down but they're less of a presence than they used to be and rub guys in other fraternities the wrong way. KDR has some real cool guys but has fallen into tough times since their day drink bust. They also have very few houses.
Lower:
ZBT, DKE, SPD, AGR
Why?
ZBT seems to have gotten a couple pretty solid pledge classes and is better than people think. DKE definitely seems to have some cool guys, but they're still small and trying to find their footing. SPD and AGR are both small but awesome for what they are. I've met some cool guys in both.
My opinion based on going here for 3+ years. Just spent way too much time on that, but I think it kinda tells the story of what's going on

People literally we're going to DTD and left and went to lambdas party two weeks ago when they were throwing down next to each other. They're both good organizations but stop living in the past and give credit where it's due

If you're a senior and you're a social guy, it's not hard to have an idea what's going on with a lot of fraternities.
