Notes:
-I don't know if Tri Delt is actually going to be a thing or not but if they are, they'll start at the bottom. The starter group may have other things to say about that though.
-DTD has been dropping. However, they're too good to be considered bottom tier and I don't see them dropping anymore.
-APES, in my opinion, is underrated since they're off-campus. However, the number situation they have caused me to place them where they are. If they don't pick it up, they'll be gone.
-The only reason I don't have Kap Sig equal to KA is because they got suspended. That will hurt them slightly but don't be surprised to see them back up once the suspension is over.
-With Spies and FIJI middle tier again, Pi Kapp no longer rules that tier. However, if Spies starts their first year off-campus strong and FIJI picks up the slack from a lackluster first semester, they can be top again below SAE.
-Phi Psi will argue but KDR is better than they are still so I dropped them down. Lambda may not be as social as They are but Lambchops is an overall better fraternity so they're even.
-If APES does fizzle out, I'd replace them with DKE but below DTD. With Beta coming on, the bottom tier curve gets a little skewed.
-ZBT has the reputation of "worst frat" but after seeing how AEPi and Delta Chi have been performing, I bumped them above the other two.
-Theta Chi is still the most average frat at UD

Know its not really relevant but I have no clue what you're basing your "findings" off of. Bottom frats are the ones with the most potential to rise, as they have the most room to rise.

Alpha Sig is in good shape. DKE does nothing. AEPi is arguably rising as shown in every other ranking. They pulled a solid PC and party regularly. DChi gets too much hate for having a large founding class (which they trimmed down btw), they party regularly, and surprisingly has a decent brotherhood. ZBT will always be bottom. They're a small organization with kids who wouldn't cut it anywhere else, but the brotherhood is tight. Beta will never move. Their recruiters got a bunch of geeds as their founders in response to Penn State.

Bottom line is, Alpha Sig, DKE, DChi, and AEPi all have a lot of room for improvement.

All though it looks kind of weird, bottom should be:

AGR = SPD > Beta
